Federated Hermes Investment Management of the Hestia Fund saw the first ever BREEAM In Use Residential Assessment certification globally by GWP Project Services.
Using the brand new BIU version 6 (v6) criteria GWP Project Services worked closely with leading Investment Fund managers Federated Hermes, Building Managers Savills and the BRE to undertake the first ever BREEAM In Use assessment of a solely residential building.
Having undertaken interim performance analysis and by identifying key performance indicators, expected extent of compliance evidence and by developing new reporting systems specifically for residential assets GWP were able to advise performance outputs that secured a BREEAM ‘Excellent’ rating.

Use Assessment process, given only a pilot version of BREEAM criteria had been issued by BRE at the time with no recognised assessment tools or software provided by the certification body.
Problem solving, teamwork and close communication with scheme leads at the BRE was essential and paid off with the achievement of still the highest rated BREEAM In Use Residential scheme in the UK market. This work has since continued across the Hestia Fund, certifying a further major residential development at Pomona Wharf, Manchester in late 2021
